The enhanced HST rebate credited at closing is for buyers who will live in the home, so it does not apply to a rental purchase. Investors who rent to a long term tenant can instead apply for the New Residential Rental Property Rebate, which Ontario has temporarily enhanced for agreements signed between April 1, 2026 and March 31, 2027. That rebate is filed directly with the CRA after closing rather than credited to the price at signing. Speak with your accountant before you sign so the numbers are clear from the start.
