Yes. Realm Condominiums at 4878 Powers Common in Alton Village, Burlington is a registered condominium, finished and occupied. The building received occupancy and homeowners have moved in. The amenities are open and in daily use by residents: the pet spa, work from home lounge and double height lobby on the ground floor, the social lounge and terrace, dining room and kids playroom on the second, the fitness studio with yoga space and sauna on the third, and the rooftop level with its party room, barbecue terrace, sundeck, basketball court and outdoor fitness area. A limited number of finished suites remain available for purchase.
Realm is finished and occupied, so you do not have to take anyone’s word for it. Book a tour, walk the actual suite you would be buying, inspect the finishes, and see the amenities and the courtyard in use by the people who live here. Look closely: run a hand along the tile lines, open the drawers, listen to the doors close. Buying a completed home means what you inspect is what you own.

Realm offers studios, one bedroom, one bedroom plus den and two bedroom suites, including junior two bedrooms, from 426 to 792 square feet of interior space. Most suites have a balcony and a small number have substantial terraces, including a two bedroom home with a 771 square foot terrace that roughly doubles its living space in the warmer months. Every remaining suite is a finished, move in ready home, so you can walk the exact layout you are considering before you decide.

We offer closings in 30 to 60 days. Realm is move in ready, so there is no construction to wait on and no interim occupancy fees. You are buying a finished home in a registered building with a firm closing date, which means you can plan your move, your mortgage and your notice to your landlord around a date that will hold.
Realm is priced at a flat rate per square foot of interior space across the whole building, so the difference between two suites is a pure function of size rather than negotiation. You can check our fairness in about thirty seconds. Balconies and terraces are not charged for, which is why a suite with a large terrace can be exceptional value. Net pricing starts in the mid $200,000s and runs to just over $500,000, and because the building is complete, the interval between signing and receiving your keys is weeks, not years. The price you sign is the home you walk into.
These suites are also eligible for the enhanced HST rebate for new home buyers, a limited time benefit that comes off your price at closing rather than being claimed back later. Contact our sales team for today’s pricing on the suites that are still available.
Realm’s prices already reflect the enhanced HST rebate, available only on agreements signed between April 1, 2026 and March 31, 2027. You assign the rebate to us and we credit it at closing, so it comes off your price directly. You sign one CRA form with your purchase paperwork and we handle the submission, so there is nothing for you to claim back later. Eligibility conditions apply, including that the home is your primary residence. Whether you qualify is a question for your own lawyer or accountant, and we would want you to have that confirmed before you sign.

Then this particular rebate is not the one for you, because it is a primary residence rebate. There are separate federal and provincial new residential rental property rebates you may be able to pursue directly with the CRA after closing. Your accountant should price that in before you commit, and it is worth doing that conversation early rather than at the lawyer’s office.
Every amenity at Realm is finished and in daily use by residents. The ground floor has a double height lobby with concierge, an indoor garden, parcel pickup and parcel lockers, a work from home lounge with office pods, breakout rooms and its own kitchenette, and a pet spa. The second floor has a social lounge with a private outdoor terrace, a bookable multi purpose and dining room, and a kids playroom. The third floor has a fitness studio with yoga space, a co ed sauna and a rinse shower. The rooftop level has a party room, a barbecue terrace and sundeck, a basketball court and an outdoor fitness area. Between the two towers sits a landscaped courtyard with fountains and lawn. All of it is open on your tour, so you can see how residents actually use the spaces rather than reading a list.
Realm stands at Powers Common and Thomas Alton Boulevard in Alton Village, North Burlington, with Highway 407 immediately north and the QEW and Highway 403 to the south. Fortinos, Metro Millcroft, LCBO, Winners, Lowe’s and SmartCentres Burlington North are all part of the everyday errand run, with Mapleview Shopping Centre and IKEA Burlington nearby. Dr. Frank J. Hayden Secondary School and the Alton Village school catchment are close by, as are Joseph Brant Hospital, Appleby GO and Burlington GO, Mount Nemo Conservation Area and Bronte Creek Provincial Park. It is the practical end of Burlington: you can do a grocery run, a hardware run and a school drop off without leaving the neighbourhood.
Burlington has repeatedly been named the best mid sized city in Canada to live in, and downtown, the waterfront, Spencer Smith Park and the Burlington Performing Arts Centre are all part of the same city you are buying into.
Suites are open plan and contemporary, with ceilings up to nine feet in the principal living areas as per plan, wide plank laminate floating floors through the entry, kitchen, bedrooms and principal living areas, flat profile four inch baseboards with matching casings, flat slab interior doors, keyless entry with a contemporary lock set and deadbolt, generous closets with sliding doors and wire shelving, and a stacked washer and dryer in the suite.
Kitchens feature flat panel cabinetry in a wood grain finish, a polished quartz slab countertop with ceramic tile backsplash, a pull down spray faucet over a single basin undermount stainless steel sink, and a stainless steel appliance package with a 30 inch refrigerator, a 30 inch electric range with ceran top and matching hood fan, and a 24 inch dishwasher. Bathrooms feature flat panel cabinetry, a polished quartz slab countertop with undermount sink, a single lever vanity faucet with coordinating bath and shower controls, a frameless vanity mirror with accent sconce lighting, 24 by 24 porcelain tile to the floor and shower wall, and a high efficiency toilet.
Central air conditioning is provided in every suite. Features vary by floorplan, so the surest way to know exactly what your suite includes is to walk it.
Not on these, because the suites are finished and sold as they stand. The upside is that you can see exactly what you are buying instead of choosing from a chip board. There are two palettes in the building, Light & Bright and Mid Tone, so if you prefer one over the other, tell us and we will find you a suite in it.
Yes. Every suite includes Adi Home+, our smart building platform built with SmartONE Solutions, controlled from your phone or the in suite wall pad. It covers keyless entry, visitor video calling, remote access, licence plate recognition at the garage, a smart thermostat, energy usage tracking, lighting control, parcel delivery notifications, the community message board, amenity booking and elevator call.
Your home comes with Ontario’s new home warranty, backed by ADI and administered independently by Tarion. The suite warranty starts the day you take possession, so even though the building is finished, your coverage begins fresh and runs its full length from your closing date. It covers workmanship, materials and Building Code compliance for the first year, things like water penetration and problems with the heating, plumbing and electrical systems for two years, and major structural defects for seven, with coverage on work and materials up to $300,000. The shared spaces, the corridors, elevators, amenities and parking garage, carry their own common elements warranty, which began when the condominium was registered and is managed by the condominium corporation on behalf of all owners.
Your deposit is separate from all of that. It is held in trust by lawyers, and Tarion protects deposits up to $20,000, including anything you have paid toward upgrades and extras.

No. Fees at Realm are in line with the industry range for condominiums of comparable size and amenity offering. Your fee is calculated on the interior square footage of your suite, plus a fixed monthly amount for your parking space and your locker.
It covers the upkeep of everything outside your front door: building insurance on the common elements and the standard unit, the front desk concierge, common area cleaning, waste removal, window cleaning and pest control, elevator, generator and life safety maintenance, landscaping, snow clearing and irrigation, your in suite HVAC filter changes, the building wide Bell internet service, management and administration, and the contribution to the reserve fund, the savings account every condominium keeps for major repairs down the road.
What the fee does not cover is your own utilities, your realty taxes, your own contents and improvements insurance, and the fan coil rental described below. Every suite at Realm is individually metered, so you pay for exactly what you use, nothing more. Buildings that look cheaper on paper often bundle utilities into the fee.
Metergy Solutions. Your suite is individually metered for electricity, water and your heating and cooling energy, and Metergy bills you directly for what you use. It is not part of the maintenance fee. You set the account up on closing, and a deposit may be required by the metering provider. Common area electricity, water and gas stay inside common expenses, so you are only ever billed for your own consumption.
Yes. Each suite’s fan coil, the unit that delivers your heating and cooling, is provided through a rental program with a national home services provider. Suites with one fan coil are $72.00 per month plus HST, and suites with two are $89.00 per month plus HST in total. That price includes a full warranty on the equipment and all repair and maintenance, parts and labour, for the life of the equipment, with a 24 hour emergency line. Owners who would rather own their equipment outright can buy it out at any time at a price set in advance by the age of the equipment. Both the rental terms and the buyout schedule are set out in the agreement that every buyer reviews with their own lawyer during Ontario’s statutory ten day rescission period. In suite equipment rentals are standard practice in new Ontario condominiums, the vertical version of the hot water tank or furnace rental that comes with most low rise homes in this province.
It comes down to the layout and how the suite is zoned. Two units mean your sleeping area and your living area run as separate zones, so one person can sleep cool while the other keeps the living room warm, and two smaller units serving two zones tend to run quieter than one unit pushing air across a whole suite. Because the per unit rate drops when there are two on the agreement, the second one adds about seventeen dollars a month rather than doubling the cost. We will confirm the exact count on your suite before you sign anything.
Yes. The corporation holds a bulk agreement with Bell giving every suite unlimited internet at 1.5 gigabits download and 100 megabits upload, with the modem included, funded through common expenses. Your building wide Bell internet is built into your maintenance fee, so there is nothing separate for you to set up or pay.
Yes. Every remaining suite at Realm includes a parking space, and a locker is included while supplies last. There are roughly 201 lockers for 401 suites, so supply is finite. A second parking space is available for $10,000 and is worth deciding on early for the same reason.
Some parking units at Realm were designed to accommodate electric vehicle charging stations. Whether a specific stall has one is a per stall question, so tell us you need one and we will check the stall you would be assigned rather than guess.
Five per cent in total. $10,000 goes in with your offer and the balance to five per cent is post dated eleven days after you sign. Your deposit is held in trust by the vendor’s solicitors as escrow agent, as required under the Condominium Act, and Tarion’s deposit protection stands behind it up to $20,000. Because Realm is complete, only weeks pass between signing and closing, so the price you sign is the price you close at.
Yes. Ten days from the later of receiving the disclosure statement and the fully signed agreement. If you change your mind in that window you get every dollar back with the interest the Condominium Act prescribes, and you do not need a reason. Use it to have your own lawyer review the agreement and the disclosure statement. We would encourage that.
The usual new build adjustments, but the important thing at Realm is that most of them are capped or fixed in your agreement rather than left open. Development charges, education development charges and the related municipal levies are capped in total at $10,000 plus HST for a one bedroom or smaller and $12,000 plus HST for anything larger. Utility meter, account set up, connection and energization charges are capped at $1,800. The status certificate, pre delivery inspection consultant, engineering report and document delivery fees are all fixed amounts stated in the agreement. You also pre pay two months of common expenses to the corporation as working capital. Your lawyer will give you the full estimate, and we would rather you had that conversation before you sign than after.
Absolutely. We work with realtors every day and brokers are protected. Bring your agent along to your tour, or have them reach out to us directly to set up a time that works for both of you. Agents should register their client before the first attendance, which is the cleanest way to protect the co operating commission.
Yes. Pets are welcome at Realm and there is a pet spa on the ground floor for wash days. Pets are subject to the condominium declaration, so if you have a particular animal in mind it is worth having your lawyer confirm the specifics during your ten day review period.
Yes, you can lease your suite, with a minimum lease term of six months. Short term rentals and Airbnb style stays are not permitted at Realm. That rule protects residents: the building stays a community of neighbours rather than a rotating set of guests, and the amenities, elevators and parking garage are used by people who live here. When you do lease, you provide the corporation with a tenant information form, a tenant undertaking and a copy of the lease before your tenant moves in. One thing worth knowing up front: while your suite is tenanted, the right to use the amenities belongs to your tenant rather than to you.
Realm is one half of a two part site, and the plan for the other half is disclosed in your purchase documents rather than buried in them. A six storey midrise of approximately 176 homes plus 21 townhomes is planned for the adjacent lands, and the builder has reserved the right to build it as purpose built rental, potentially in conjunction with CMHC. The two parking garages will connect, and the park, water feature and the publicly accessible outdoor areas are shared between the two condominiums and anticipated to be open to the public. Realm’s amenities are not shared: owners and tenants next door have no right to use them. Realm itself is 401 suites in the two towers and the podium, and the 21 townhomes belong to the second site, not to Realm.
Realm is managed by FirstService Residential, the largest residential property manager in Canada, under an agreement running to March 2029. There is a licensed condominium manager and a site administrator on site full time, and a front desk concierge in the lobby, so there is always someone on site if you need something.
Anything under warranty inside your suite goes directly to ADI’s customer care and warranty team during the warranty period. Common element items, meaning anything in the corridors, amenities, garage or exterior, go through the property manager, because that warranty is held and managed by the condominium corporation on behalf of all owners. Ontario’s Tarion process runs alongside: register for the MyHome portal as soon as you take possession, then diarise your 30 day form in your first month, your year end form in the last month of your first year, and your second year form in the last month of your second year. Missing those deadlines can cost you claims, so we tell every buyer the same thing on closing day.
Before you take possession you walk your suite with a representative from the builder, learn how the systems work, and record anything damaged, missing or incomplete on the Tarion forms. You can bring someone with expertise or send a designate in your place. It is worth taking seriously, because it is the record that settles questions later.
Yes. The corporation’s master policy covers the common elements and the standard unit. It does not cover your belongings, your furnishings or any improvements you make. You will want your own contents and betterments policy effective from your closing date.

Yes, long after the warranty period ends. The warranty sets a minimum, and we work well past it. Our teams are based in the buildings themselves, not dispatched from an office across the city, so when something needs attention you are talking to someone who is already here. Most items are resolved within three business days, and often within the hour of the call.
The record backs it up. Fewer than 10 percent of homeowners at our three most recent communities submitted a warranty claim in the first 30 days, and fewer than 5 percent across the first year. That is what building it right the first time looks like.
We stay after the warranty ends because these are our communities. We built them, our name is on them, and we are still building in this city. That relationship does not have an expiry date.
