Your home comes with Ontario’s new home warranty, backed by ADI and administered independently by Tarion. The suite warranty starts the day you take possession, so even though the building is finished, your coverage begins fresh and runs its full length from your closing date. It covers workmanship, materials and Building Code compliance for the first year, things like water penetration and problems with the heating, plumbing and electrical systems for two years, and major structural defects for seven, with coverage on work and materials up to $300,000. The shared spaces, the corridors, elevators, amenities and parking garage, carry their own common elements warranty, which began when the condominium was registered and is managed by the condominium corporation on behalf of all owners.
Your deposit is separate from all of that. It is held in trust by lawyers, and Tarion protects deposits up to $20,000, including anything you have paid toward upgrades and extras.
