No. Fees at Realm are in line with the industry range for condominiums of comparable size and amenity offering. Each fee is calculated on the interior square footage of the suite, plus a fixed monthly amount for the parking space and locker.

The fee covers the upkeep of everything outside your front door: building insurance on the common elements and the standard unit, the 24 hour concierge, common area cleaning, waste removal, window cleaning and pest control, elevator, generator and life safety maintenance, landscaping, snow clearing and irrigation, your in suite HVAC filter changes, management and administration, and the contribution to the reserve fund, the savings account every condominium keeps for major repairs down the road.

The fee does not include your own utilities, internet service, realty taxes, contents and improvements insurance, or the fan coil rental described below. Every Realm suite is individually metered, so you pay only for what you use. Buildings that look cheaper on paper often bundle utilities into the fee.
